Ridgewood Home Prices Rise in 2nd Quarter. Time to Buy?

The Ridgewood Real Estate Market is holding up extremely well.

While much of the nation’s real estate market is in turmoil, the median price for a home in Ridgewood New Jersey actually rose in the 2nd quarter.  The number of homes sold did decrease but both the median price for a Ridgewood Home and the average sales price both saw increases versus the 2nd quarter of 2007.

Yes, you heard me correctly!

How could this be a good time to buy a home in Ridgewood you say?  Well, let’s look at the facts.

  • Ever heard of Buy Low – Sell High?
  • Interest rates are still near historic lows.
  • There is plenty of inventory to choose from.
  • Many Ridgewood Homes Sellers are very negotiable on their price.
  • Housing prices have cooled but there is no telling when they will start to rise sharply again.  It is extremely difficult to time the market. If you wait and interest rates shoot up quickly or prices spike you may be kicking yourself for not making a move.
  • Ridgewood has excellent schools, a vibrant downtown, great sports and cultural programs, a selection of homes that range from $400,000 to over $3 million and it is a great town to live in if you need to commute to New York City.

Tudor style homes can be found throughout Ridgewood but are most commonly found on the Westside and in the Old Country Club section of Ridgewood.  Tudor homes typically have large stone chimneys, half-timberings, thick walls, leaded windows and steep roofs.

The knock on Ridgewood Tudors, if there is one, has been that they can be a bit dark inside.  However, over the years, many Ridgewood Residents have renovated the older Tudors, opened up the floor plan and added larger windows and skylights to brighten up the interior. The home above is an example of a Ridgewood Tudor that was renovated to create light and space without compromising the classic Tudor style.

4 Great Things to do in Ridgewood this Summer

There is so much to do in Ridgewood all year round.   Here are a few quick ideas to get you out of the house this summer.

Take in a live concert at the Ridgewood Kasschau Memorial Shell.

If you haven’t been to an outdoor concert at “The Shell” you don’t know what you are missing.  Make sure to bring a chair and some blankets.  I would recommend the Rio Clemente Jazz Concert on July 29th. See video above. Call 201.444.1776 for more info.

Take the family for some ice cream in Ridgewood’s Downtown.

There are no shortage of great spots for ice cream here in Ridgewood.  I have a feeling if you asked most folks in town they would vote for Van Dyke’s but my favorite is Maggie Moo’s and the rest of my family agrees.  Ben And Jerry’s and Haagen-Dazs are right up there too and they are all located in Ridgewood.

Stop by the Farmer’s Market at the Ridgewood Train Station.

 

  

Ridgewood Farmers Market

The farmers market is open on Sundays from June 29th to October 26 from 9am – 3pm.  It is located at the Ridgewood Train Station.  The Ridgewood Farmers Market features fresh produce, bakery items and all types of gourmet foods.  You can get more info by calling 201.445.2600.

Take a swim.

Ridgewood’s Graydon Pool is a town favorite.  It’s not your typical 5ft deep rectangular, concrete pool.  It looks like a large, natural pond and has wooden rafts anchored in various places in the pool for children to jump off and it also has a great snack shop.  It is conveniently located just a couple blocks from Ridgewood’s Downtown.Other related must reads:

6 Questions To Ask BEFORE You Hire A Ridgewood Real Estate Agent

Are you thinking of selling a home in Ridgewood NJ because you are relocating, downsizing or transferring jobs?
Whatever the reason for your move, one of the first things you will need to do is select a Ridgewood Real Estate Agent to market your home.  There are hundreds of agents here in Ridgewood, so how do you choose?  Below are a few basic guidelines.
Don’t take the real estate agent’s word for it when she says she is great. She may very well be great, but ask for references anyway.

Ask to see the agent’s web site.

Does he have one?  If so, does it focus on Ridgewood or does it say something like “I specialize in Bergen County real estate”.  Bergen County is a big place.  I’m not sure you can really specialize in a 247 square mile area with nearly a million residents and 70 different municipalities.

Ask a simple question like, “How do you get to Somerville School from here?”

Or try asking, Did you attend the Ridgewood Run this year?  If  you see a face like this one staring back at you when  you ask about local events then the agent you are meeting with may not be best equipped to sell folks on the merits of living in Ridgewood.

Tell me about your online marketing plan.

According to a 2007 survey of home buyers and sellers by the National Association of Realtors, 84% of buyers reported using the internet in their home search.  Given this fact, it is important to ask your prospective agent what her online marketing strategy is for your home.  Since many buyers will search Google for terms like Ridgewood NJ Real Estate when looking for a new home, why not try this Google search yourself?  See which agents show up first and call these agents in for an interview. Or Google your realtor’s name (i.e. Mary Smith Ridgewood) and see what you can find out about her/him.

How many Ridgewood Homes did you sell last year?

Ask the agent how many homes they personally marketed and sold in Ridgewood last year.  Don’t settle for the number of Ridgewood homes sold by their company because the experience of the individual agent matters much more than the size of his office.

Do you live and work in Ridgewood?

Many folks find that agents that live and work in the same town as the home they are marketing have a better grip on what that town has to offer to potential buyers.

Ridgewood NJ Commuter’s Secret – Manhattan Door-to-Door in Less than an Hour

Ridgewood’s Real Estate market has remained strong, despite the housing downturn, in large part due to its easy access to Manhattan for commuting professionals and fun-seeking day trippers alike.

Ridgewood New Jersey to New York City (Midtown and Downtown) via Train

Many Ridgewood residents are able to enjoy a short walk to the train each morning as it is located in the center of town.  Those that drive to the Ridgewood Train Station will find plenty of parking.  From there it is a short 36 minute train ride to Hoboken.  Once in Hoboken you have your choice of taking the PATH train to Midtown or downtown.  The midtown PATH train adds 12 minutes to your trip and the trip via PATH train to downtown (Wall Street area) is only 7 minutes.  Ferry service to Midtown and Downtown is also available from Hoboken.

Ridgewood to Manhattan via Bus

If you are working in Midtown, heading to a Broadway show or if you are not in walking distance of the train then the NJ Transit Bus may be be the best bet for you.  The buses stop all over Ridgewood and the express bus can get you into New York’s Port Authority Bus Terminal in 48 minutes. From there you can walk to most midtown destinations or you can access the subway system which is directly under the bus terminal.

Ridgewood NJ to Midtown Manhattan Via Car

Ridgewood NJ is located just 23 miles from the heart of mid-town Manhattan which translates into a short 37 minute car ride. This mode of transportation is great for the Ridgewood Resident heading to Manhattan during non-peak traffic hours or for the commuter who does not want to be bound to a bus or train schedule.

If the short one hour commute from Ridgewood to NYC is still too much for you then you must check out Hoboken Real Estate  where NYC is a mere 10 minute bus or train ride away.
