There is Good News and Bad News Every Day here in Ridgewood and all Over the World – You Decide What You Want to Focus On

I am a Geek, a Self-Improvement Junkie and an Eternal Optimist…

I read every business, real estate, motivational, self-help and success oriented book I can get my hands on and I take some flak for it from family and friends.  However, there are certain threads that run through almost all self-improvement books and these are the ones we should really pay attention to.  One of the most common themes is that “you become what you focus on”.

If you focus on the positive, and associate with positive people, you will be happy, successful and yes…positive.  And, of course, the opposite is also true.  Every great motivational and self-improvement speaker/writer covers some variation of this theme including some of my favorite authors such as  Dale Carnegie, Stephen R. Covey, Peter Drucker, Brian Tracy, Napoleon Hill and the one name I get the most flak for – Anthony Robbins.  Say what you like, his stuff is excellent.

Anyway, in these challenging times it may be a bit tougher to find positive things to focus on but, believe it or not, wonderful things are happening every day here in Ridgewood and all over thew world.

For example, today is Halloween, and we had a beautiful day here in Ridgewood. The leaves were falling, the weather was beautiful, my two boys had a great time trick-or-treating and it was great to see our little street (Colonial Road) packed with smiling children running around in there scary costumes.  I also got in a car accident this week and my basement flooded last week – but I choose to focus on the great time my boys had today and all the smiling faces that came to my door.  It’s a much better way to live.  I’ll get my car fixed and the basement will be fine – these things are not worth focusing on.

No. 1: Oil Loses Its Swagger

With the U.S. and global economy hurting, oil prices have dropped 50% in just three months, from $147 a barrel in July to the $70 range. Remember $80-$100 fill-ups at the pump? The national average for a gallon of gasoline is down to $3.00, from $4.11 in March, and should stay in the $3.00-$3.50 range through next year. Prices for home heating oil and natural gas are also headed lower this winter than last.

No. 2: A Tipping Point For the Auto Industry

After years of talk and false starts, finally, all the major car makers are furiously developing hybrid and alternative-fuel vehicles that could lessen our dependence on foreign oil. Meanwhile, desperate dealers are offering unheard-of incentives on new, gas-fired models. For example, Toyota is offering $1,000 cash back and 0% financing on the 2009 Camry, the most popular car in America. Don’t drive much? If you’ve always wanted an SUV or truck, the discounting on some models is extraordinary.

No. 3: Interest Rates Are Low and Headed Lower

The prime rate is at 4.5%, which is driving down interest rates on home-equity lines of credit and some consumer loans. The interest rate on a traditional 30-year fixed-rate mortgage is averaging 6.5%, the highest it’s been since the summer of ‘07, but still not too far from the historic low of 5.8% reached in ‘03-05 and ‘63-65. And although credit-card companies are cutting personal spending limits, rates are dropping, too. The average rate on credit-card purchases fell to 11.89% in the first week of October, down from 12.13% in September, according to LowCards.com.

No. 4: Homes Are More Affordable

Real estate, which was overpriced during the housing bubble, has returned to earth. That’s especially good news for first-time home buyers who were priced out of the market. While scare stories persist of credit drying up, the reality is more a return to traditional lending standards that had been thrown overboard-recklessly in many cases-by lenders. That means to qualify you usually need a 20% down payment, sufficient annual income, good credit and a tolerable load of debt. Read the rest of this entry »

World Famous “Lizard Guys” Come to Ridgewood New Jersey

This event promises to be fun and educational.  The Lizard Guys will be bringing rare bugs, turtles, lizards, frogs, snakes and other cuddly creatures.  The event will take place at the Ridgewood Community Center and will begin promptly at 10:30 am.   Tickets are available at The Stable at 259 North Maple Avenue in Ridgewood.  The Stable phone number is 201.670.556.  The entrance fee is $5.00 and seats are limited so get movin’ or risk missing this great show.

It’s Time for Savvy Buyers to Snap Up Real Estate in Ridgewood New Jersey.

There are some incredible deals on Ridgewood Homes in today’s market.

Everyone knows you are supposed to buy low and sell high.  It seems to be a simple enough premise but why then are there so few people that are willing or able to pull the trigger today?   The main reason is that when the market is “low” folks are understandably afraid to make big decisions of any kind.  They prefer to buy when everyone else is buying (aka herd mentality) which is usually at, or near, a market top.  This is precisely the wrong time to buy Ridgewood Real Estate and the same goes for stocks. Buy low-Sell High is easier said than done.  This strategy has been proven to work time and time again, but it takes some serious intestinal fortitude coupled with a high risk tolerance.

Jeffrey Otteau, the renowned pricing guru of NJ real estate, was quoted in today’s Bergen Record saying that there are 3 reasons that it might be a good idea to buy a Bergen County Home in the next 6 months.

Jeffrey Otteau’s 3 Reasons for Buying a New Jersey Home over the next 6 Months

1. Home sellers are generally in a weaker position over the winter.

2. The bottom of the market, when it does occur, will emerge out of the shadows.  Once the change occurs there will be no way to go back to the strength the buyer had when the market was at the bottom.

3. According to Otteau, “It is probable that interest rates are on their way back up.”

Let’s examine some other facts regarding today’s Ridgewood Real Estate Market

  • Prices have come down but if you are a first time buyer or a trade up buyer – this is good news for you. Let’s say prices have come down by 10%.  If you are trading up from a $500,000 Ridgewood Home to a $1,000,000 Ridgewood Property that means you will get $50,000 less for your current home but you will also pay $100,000 less for your new home.  A net gain of $50,000.
  • Interest rates remain low - at least for the time being.  However, many experts say both current events and long term market trends point to an uptick in interest rates in the near future. I agree with Mr. Otteau here.
  • Inventory is still relatively high so buyers have lots of homes to choose from and can probably drive a pretty good bargain.
  • The rules for capital gains exclusions are changing. Depending on your specific situation, it may make a huge financial difference to you if you sell your Ridgewood home before January 1st 2009 – as this is when the new rules kick in. Ridgewood Schools Plan to Consolidate Math Programs – Is this a New Front in the Math Wars?

Ridgewood’s Heavily Debated Elementary Math Program Takes a Step in the Right Direction

According to their website, The Ridgewood Public Schools has made a commitment to select an elementary mathematics textbook and/or program for use in all Ridgewood schools.  A professional development and implementation roll-out is planned for 2009-2010.

Ridgewood Math is more of a Hot Button Topic than the Upcoming Obama-McCain Debate.

Just mentioning the words TERC Everyday Math or Connected Math will surely illicit a strong opinion – either pro or con.  There are not many Ridgewood Residents sitting on the fence when it comes to what has become known as the “Ridgewood Math Wars“.  This new announcement seems to address what I see as a major issue and that is that there are several different Math programs being taught here in Ridgewood.  Some elementary schools have a traditional program while others use different versions of Reform Math. See links above for info on various Reform Math Programs.  I am certainly no expert, but I do have some skin in this game, given that I have two children in Ridgewood Elementary Schools.  Obviously, consolidating programs is just a start, and there is no guarantee that the “right” program will be selected, but I feel like we are heading in the right direction.

Ridgewood Mathematics Planning Team Seeks Input from Ridgewood Residents

The team has scheduled a “Math Evening” for Monday, October 27 at 7:30pm. It will take place at the Ridgewood Board of Education at 49 Cottage Place.

The Ridgewood Public Schools currently uses a variety of elementary mathematics textbooks and
materials. In 2007, some parents expressed concern about this, with a portion of our parents feeling that mathematics materials and instructional methods needed to reflect a more traditional approach. Later that year, focus groups were conducted for the purpose of soliciting a broad range of parents’ perspectives. There were six meetings, and those unable to attend were provided with email access to the facilitator. Subsequent to that, the Ridgewood Public Schools made a commitment to select an elementary mathematics textbook or program for use in all schools.

Ridgewood NJ Home Values – September Real Estate Market Report

Ridgewood New Jersey Home Sales – September Report

This month’s Ridgewood Real Estate report may not look great when comparing August to September.  However, the numbers look much better when comparing year-over-year stats which are probably more of an “apples to apples” comparison – as they take seasonal patterns into account.  For instance, Days-on-Market stats look pretty bad when comparing August of 2008 to September of 2008.  However, when you compare September 2007 (homes took 68 days on average to sell) to September of 2008 (homes took 63 days on average to sell) you see that the numbers have actually improved. This report will focus strictly on a month to month comparison.  I will be posting a year-over-year quarterly comparison shortly.

Ridgewood NJ School District Advocacy Advisory

Ridgewood School District Advocacy Notes

Last month the Assembly went back to work in Trenton and below are four bills Ridgewood Residents should be watching:

  • A930/S655 directs the NJSIAA to establish interscholastic adapted athletic programs for students who are participating in adapted athletic programs developed by their school district. This bill was passed by the Assembly on a vote of 79 to 0. It has now been sent to the Senate Education Committee for consideration by the Senate.
  • A1943 establishes a three year pilot program to provide instruction in personal finance to high school seniors. On September 22, 2008 this bill passed the Assembly by a vote of 77 to 2. It has now been referred to the Senate for consideration. The pilot program will be offered in six school districts; two in the northern NJ, two in central NJ, and two in southern NJ. The program will develop curriculum that will include instruction on budgeting, savings and investments, credit card debt, and personal financial responsibility.
  • A2250 would eliminate the use of the Special Review Assessments (SRAs) as an alternative to the HSPA which students must pass to meet graduation requirements. This bill was discussed by the Assembly Education Committee with the Department of Education Commissioner, Lucille Davy. Davy did not support elimination of SRAs. No vote was taken on the bill.
  • A3043 requires school districts to develop a Nepotism policy prohibiting the district to hire relatives of Board of Education members, the superintendent, the Business Administrator, the Personnel Director, and the Board Attorney. This bill was discussed in the Assembly Education Committee and no action was taken.

Pension and Benefit Reform

Governor Corzine signed the Public Employees Pension and Benefit Reform Act into law on September 29, 2008. The law raises the retirement age from 60 to 62 for teachers hired after the enactment date. It eliminates pensions for part-time workers earning less than $7,500 a year. Time worked in another state will no longer be counted towards the twenty-five year of employment needed to receive health benefits at retirement.

School Construction

On Tuesday, September 30, seven school districts asked voters for funding for school construction. Four out of the seven bond referendums were approved by voters for a total of $35.5 million. These school districts will receive debt service aid for eligible costs.

Economic Crisis

The crisis in the banking and mortgage industry will impact NJ’s budget. Governor Corzine, expecting that the first quarter revenues will be less than estimated, has talked of millions of dollars of mid-year budget cuts.

An amendment to the Economic Bailout Bill passed by Congress last week and signed into law on Friday by President Bush will require health insurance to cover mental and physical illnesses equally. This would eliminate higher co-pays for psychiatric services and assure parity in coverage between mental health and physical health services. The law will go into effect on January 1, 2010 and will increase premium costs for health insurance for employers employing more than fifty people.

DONOHUE IS TOP RIDGEWOOD NJ LISTING AGENT FOR FIRST HALF OF 2008

Aloysius Donohue is Ridgewood’s #1 listing agent for the second consecutive quarter, a Marron Gildea & Donohue spokesperson announced recently.

“It’s quite a feat to be ranked at, or very near, the top month after month and year after year. Especially when you consider that there are 330+ licensed realtors in Ridgewood, plus all the agents based in neighboring towns that also work the Ridgewood market aggressively. That’s a lot of competition,” said Peter Marron, a partner with the firm.

Donohue chalks up much of his success to the culture at Marron Gildea & Donohue. “We are hyper-focused on the Ridgewood market and we are small enough, and nimble enough, that we can respond to market trends and market opportunities more quickly than some of the larger firms,” said Donohue. “Our team oriented environment and our ability to roll-out new technology very quickly enables MGD agents (myself included) to provide our clients with an extremely high level of service along with a suite of marketing tools that we feel give our clients an advantage in the marketplace.”

Having Some Fun In The Process

In addition to delivering cutting edge technology and great customer service, Donohue says it is also important to him that his clients know he views them as friends not “transactions”. To that end, he hosts a Client Appreciation Party every year at his home in Ridgewood. This year’s event was held on June 28th and approximately 200 Ridgewood residents were in attendance. The party featured a large water slide, a caricaturist, a face painter, a Spiderman bounce house and lots of good food and drinks for all who attended. The MGD partner says the biggest hit this year was when the fully-stocked ice-cream truck pulled into his driveway halfway through the party. “It was a really hot day so the kids loved it – and so did the adults. I never saw so many adults eating ‘bomb pops’ in my life,” said Donohue.

“It’s really great that he hosts this event every year. This is the fourth client appreciation party I have attended. Al was my real estate agent and my first friend in Ridgewood – and I have met so many wonderful people because of him. My children really love the party and I enjoy seeing old friends and meeting new ones here every summer,” said Susan O’Connor Horne of Ridgewood.
