Ridgewood Home Values Increase in 2008

January 29th, 2009 categories:Ridgewood Real Estate

The Median Sales Price of Ridgewood NJ Homes Edged Up 1.8% in 2008 – Despite A Very Difficult Year in Real Estate

According to the New Jersey Multiple Listing Service, the Median Sales Price in Ridgewood NJ rose from $675,500 in 2007 to $687,500 in 2008.  Clearly a modest increase – but an increase nonetheless.

Median Sales Price is just one way to measure the health of the local real estate market.   The Average Sales Price in Ridgewood actually fell by 2.2% from $827,225 to $809,397.  Regardless of which methodology you favor, I think you can safely say that prices in Ridgewood are relatively stable. Especially when compared to other NJ municipalities and/or other areas of the U.S.

JENNIFER HENDERSON JOINS MARRON GILDEA & DONOHUE

January 27th, 2009 categories:For Realtors Only

Allendale Resident, Jennifer Henderson, joins Marron Gildea & Donohue’s rapidly expanding Ridgewood office.

“We are very excited to have Jennifer on board,” said Aloysius Donohue, a managing partner at the firm.  “Jennifer is a seasoned and dedicated real estate professional with in-depth local market knowledge.  We expect her to be a top performer in our Ridgewood office for years to come.”

Before entering the real estate profession, Henderson worked in Human Resource Management for several Fortune 500 companies including Pernod Ricard USA, Altria, CitiGroup and Avon Products.  She has a Bachelors degree in Psychology from Fordham University and a Masters Degree in Industrial/Organizational Psychology from Columbia University.  She is also active in fundraising efforts in support of the local community.  Jennifer chairs an annual golf tournament that raises money for several local charities including The Journey’s Program (a not-for-profit bereavement program of Valley Hospice); Hope with Heart and several scholarships at Northern Highlands Regional High School.

Henderson says the highest compliment she can receive is when past clients refer their friends and colleagues.  Obviously, referrals help Henderson grow her business but more importantly she says is the fact that these referrals confirm the great amount of trust her clients place in her.

Henderson is committed to managing every transaction, from contract to closing, with the utmost dedication and professionalism.

Henderson says her success in real estate has been driven by her understanding of the market, her ability to manage and cultivate strong working relationships, and her desire to obtain great results for her clients.  Using her negotiation, communication and interpersonal skills, she is able to provide her clients with a unique real estate experience.

“I am a pretty confident person and I have always known I would be successful in real estate,” said Henderson.  “So when some of my colleagues moved to Marron Gildea & Donohue I was a bit skeptical.  I figured I would succeed based on my own skills and work ethic and wasn’t sure that changing firms would affect my career much – if at all.  However, now that I am part of the Marron Gildea & Donohue family I see what a positive impact a steady stream of leads, a cutting edge training program and a vibrant upbeat environment can have on my sales pipeline – and my overall business outlook.”

As a 23 year resident of Northwest Bergen County (formerly of Upper Saddle River, Franklin Lakes and Ridgewood), Jennifer has developed an expertise in her core market area.   She now lives in Allendale with her husband, Tom, and two young children, Abigail (4) and Jack (1).

Debra DeSena Joins Marron Gildea & Donohue

January 17th, 2009 categories:For Realtors Only

Debra DeSena joined Marron Gildea & Donohue’s rapidly expanding Ridgewood office, a company spokesperson announced today.

“We are thrilled to have Debra as the newest member of our Ridgewood Team”, said Aloysius Donohue, a managing partner at the firm.  “She has been delivering great results for clients here in Ridgewood for many years and we know she will continue to grow at Marron Gildea & Donohue.  Debra is a hard-working agent with excellent interpersonal and analytical skills.  She is the prototype for an agent that will succeed in any market. ”

Debra is a Bergen County native, and currently lives in Ridgewood with her husband and two children, who both attend Somerville Elementary School.  Prior to entering the real estate business, Debra worked for a prestigious Manhattan Law Firm. She feels that having worked on real estate deals in both a legal and a sales capacity gives her a unique perspective and an advantage in today’s competitive marketplace.  Debra is very active in community events and spends a lot of time volunteering at Somerville School.  Her family is also very involved in various sports programs here in Ridgewood where her husband volunteers as a little league coach.

”I am so excited to be part of the Marron Gildea & Donohue family,” said DeSena.  “I’ve heard so much about the training that agents receive here and about the lead distribution system. I know I will benefit greatly from both.”  DeSena notes that she has been with the firm for less than two weeks and already feels at home.  She says that the positive, upbeat outlook of her fellow agents is contagious.  She attributes this to the fact that Marron Gildea & Donohue’s Ridgewood Office is growing at a rapid clip – even in this challenging market.  DeSena says she is really looking forward to “ringing the bell” which refers to the ritual within the office of having agents ring a giant bell to let everyone in the office know that another successful deal has been closed.  If everything  goes as well as DeSena plans, the Marron Gildea & Donohue office will be a very loud place to work in 2009.

Marron Gildea & Donohue is a full-service real estate firm with offices in Ridgewood, Saddle River and Ho Ho Kus. For current information on the local real estate market contact Debra DeSena at 201.445.8880.  If you are interested in learning more about a career at Marron Gildea & Donohue please contact Aloysius Donohue at 201.445.8880.

NJ to Manhattan Rail Tunnel Approved – Bergen County Commuters to Have Direct Train Access to New York City

January 16th, 2009 categories:Ridgewood Real Estate

Plan Approved Today Could Provide Bergen County Commuters with Direct “One Seat” Access to Manhattan Via Train

This is great news for Bergen County’s Economy and great news for the local real estate market.   Governor Corzine expects this project to create 6,000 local jobs.  Additionally, direct “one seat” train access to Manhattan will make Bergen County an even more attractive place to live.  This move will enable Bergen County to better compete with Union and Morris Counties which already have the Midtown Direct Line which provides “one seat” access to New York City.

Top 5 Tips for International Relocation

January 10th, 2009 categories:Real Estate News and Advice

Moving Back to the United States After a Few Years Abroad or Relocating to a Foreign Country?

There are plenty of guides that focus on less complicated local moves.  Here are a couple good ones: Alpha Moving and Front Door’s Moving Guide. However, there is surprisingly little information available regarding international moves.

5 Tips for International Relocation

1. Start Early.
International moves can be complicated and obtaining visas, work permits, drivers licenses, etc. can take time.  Also, every country has different rules regarding the exporting of goods.  If you know what documents are required, and complete them correctly, you may be able to earn an exemption and save on taxes.

Typical International Relocation Documents – Sample PDF’s

2. Choose your own Realtor.
Research the top agents in the area. Interview 3 of them and make sure to ask for references. Your company or its relocation firm may try to assign a realtor to you but in almost all cases you do not have to use the assigned Realtor. The relocation company likely has a deal with several large franchise brokerage firms and receives a certain percentage of the real estate commission from these firms.  However, most agents will agree to pay the relocation firm this same percentage, and as long as the finances are the same, the relocation firms are happy to have you work with the Realtor of your choice.

3. Learn everything you can about your new country and the specific area you will be living in.
You can find nearly everything you need to know on the web.  You will be amazed by the amount of information now available online about schools, cultural activities, property values, etc.  Many areas will also have a Newcomers Club that will be very helpful.  For instance, my hometown of Ridgewood, NJ not only has a newcomers club but we also have a club specifically for expats and repats.

Here are a few links that will help you get started:

International Education

Expat Blog

Expat Survival Guide

Cross-Cultural Training

4. Make sure everyone in your family has a valid passport.

5. Learn the language of your destination country – even if your language is spoken there.
This will make your stay more pleasant and learning a new language is always an asset.  If you embrace the new language you will be surprised how quickly your children pick up on it.

If you are thinking about moving please feel free contact me at 201.906.3287 or aldonohue@optonline.net.  I am happy to answer your questions regardless of where you are moving to – or from.  Below is what one recent client had to say regarding their move from London to Ridgewood, NJ.

Bill and Susan Horne – Ridgewood via London
“Al’s sales approach demonstrates his integrity – he provides detailed and balanced information to his clients and allows them to make the decisions, without being pushed. This is such a rare skill and was much appreciated during our home purchase. He is a professional who knows how to work with other professionals.

Our relocation from overseas seemed daunting until we started working with Al. He provided constant information on listings that met our criteria, followed it up with pertinent details that would help our decision making, and always followed through (no matter what the hour!) on the dozens of questions we threw at him. By the time we arrived in the USA, we were so prepared with information in advance that we made our housing decision within a matter of days. The transaction flowed seamlessly thanks to Al’s diligence and his ownership of the process from end to end.

Not only did I get a great house and neighborhood as a result of meeting Al, I’ve also come away with a great friend. Al has continued to support our family with friendship, information and advice long after the sale. He is a true gem and I can offer my highest recommendation without hesitation.”

Ridgewood NJ’s #1 Website

January 4th, 2009 categories:Ridgewood Lists

The Village of Ridgewood Community Pass Website Ranks #1 on the Ridgewood Front Porch List of Top Ridgewood Websites

The Community Pass Website allows Ridgewood Residents to perform all sorts of useful tasks.  My family uses it several times per month.  We order our boys’ Ridgewood School Lunch via the community pass site, we use it to sign up for Ridgewood sports and activities and we use it to manage our Graydon Pool membership.  This invaluable site saves Ridgewood Residents countless hours and I am sure it saves tons of trees in the process.  I can’t begin to count how many forms have been elminated by this site and how much time is saved in not having to fill out forms by hand, then write a check and then address, stamp and mail the form and check in an envelope.

Below is a partial list of organizations that are part of the Village of Ridgewood Community Pass Site.

Ridgewood Soccer Association
Maroons Soccer Club
Ridgewood Lacrosse Association
Biddy Basketball
Ridgewood Baseball and Softball Association
Village Parks and Recreation
Ridgewood Summer School
Ridgewood Community School
Ridgewood Schools – Tests & Activities Fees
Graydon Pool / Tennis
Village of Ridgewood Summer Day Camp
Maple Park Turf Project
Ridgewood Elementary Lunch Program
Ridgewood School Forms
Ridgewood Municipal Fields & Facilities
Our Lady of Mount Carmel CYO Basketball
